24/7 LIVE SECURITY

Residential Building Video Surveillance for Owners and Managers

Value-adding peace of mind for residents, owners & property managers
with cost effective 24/7 security video surveillance

Residential building video surveillance protects apartment buildings, multifamily communities, condominiums and mixed-use properties with cameras covering lobbies, entrances, hallways, parking areas and package rooms. Monitex Security adds trained operators who watch those cameras live around the clock, speak to trespassers over on-site loudspeakers, notify building management and dispatch police with the suspect’s exact location. The service is built for property owners, managers and boards who need constant coverage of shared spaces without staffing a guard at every door.

Key Takeaways

  • Most problems in residential buildings start in shared spaces: lobbies, stairwells, rooftops, garages and package rooms.
  • Monitex operators watch those areas live and respond by loudspeaker, by alerting management or by sending police to the exact spot.
  • Research on monitored camera systems found the biggest crime reductions where cameras were watched actively, not just recorded.
  • Different residential properties carry different risks, so coverage is planned around the building type: apartment towers, garden-style communities, condos and mixed-use buildings.
  • Cameras watch common areas only, never inside residents’ homes.

Residential Building Video Surveillance for Owners and Managers

Residential buildings never fully close. Residents come and go at all hours, guests and couriers need to get in, and lobbies, stairwells and garages sit unwatched for most of the night. When something goes wrong, the building manager usually hears about it the next morning, from a resident.

Residential building video surveillance from Monitex changes that. Trained operators watch your building’s cameras live, day and night, and step in while a problem is still happening: a stranger trying doors, a party on the roof, someone going through the package room.

Why Cameras Need Someone Watching

Recorded footage is useful after the fact, but it doesn’t stop anything. The strongest evidence for cameras comes from systems where people watch them live.

When the Urban Institute studied public camera networks for the U.S. Department of Justice, it found that crime in the camera areas of downtown Baltimore fell by nearly 25%, or roughly 30 fewer incidents a month. Those cameras were actively monitored around the clock.

The researchers concluded that cameras had a cost-beneficial effect on crime when actively monitored, and pointed to a lack of routine monitoring where they saw little or no effect.

Visible security also shapes who targets a building. In a University of North Carolina at Charlotte study of 422 incarcerated burglars, about 83% said they would try to find out whether a property had an alarm before breaking in, and 60% said they would look for another target if it did. The researchers found that alarms and surveillance equipment had a similar effect on that choice.

HOW WE HELP

Simplifying property management with live remote monitoring

Monitex systems are the perfect solution for any property owner. Integrating comprehensive surveillance and access control, our remote monitoring services give you full oversight of your property and everything that goes on in and around it.

What Our Operators Watch

Monitex watches the shared spaces where most building problems begin:

  • Lobbies and entrances. Who comes in, who follows a resident through the door, and anyone who doesn’t belong.
  • Stairwells and hallways. Loitering, smoking and people moving floor to floor who shouldn’t be there.
  • Elevators. Vandalism, and residents who get stuck and need help.
  • Rooftops. Unauthorized parties and anyone on the roof after hours.
  • Package rooms and mail areas. Deliveries, missing packages and people taking what isn’t theirs.
  • Garages and parking areas. Vehicle break-ins and people hanging around cars.
  • Trash and service areas. Illegal dumping and propped-open service doors.

How We Respond

When an operator sees a problem, the response fits the situation:

  1. Warn by loudspeaker. Most people leave once a live voice tells them they’re being watched.
  2. Notify management. Building staff hear about it right away, not the next morning.
  3. Dispatch police. If the person doesn’t leave or the situation is dangerous, operators call law enforcement.
  4. Guide officers to the exact spot. Operators stay on the cameras and tell police exactly where the suspect is in the building.

Security for Every Type of Residential Property

Every residential property has its own weak points. Here’s how coverage changes by building type.

Apartment Buildings

Mid-rise and high-rise apartment buildings funnel everyone through a few shared spaces: the lobby, elevators, stairwells and the package room. Most problems are people getting in who shouldn’t, or residents misusing common areas. With apartment live video monitoring, operators focus on entry points, elevators and stairwells, and on the rooftop and package room after hours.

Multifamily Communities

Garden-style and suburban multifamily communities spread units across several buildings, with open parking lots, pools, fitness rooms and a leasing office. The risks are spread out too: car break-ins, amenity misuse after hours and people walking the property at night. Operators watch the perimeter, parking areas and amenities across the whole site.

For owners of smaller properties, the Census Bureau counts any building with two or more units as multifamily, so duplex, triplex and fourplex portfolios get the same live coverage.

Condominiums and Co-ops

Condo and co-op buildings are run by boards that answer to owners, so security decisions often need a clear record. Live monitoring covers the shared spaces the association is responsible for, and recorded footage helps the board and management settle disputes over damage, deliveries or common-area use.

Mixed-Use Buildings

Buildings with shops or offices on the ground floor and homes above have two sets of users and two schedules. Operators watch the residential entrance separately from the retail frontage, so tenants of both are covered after the shops close.

Comprehensive, reliable and effective

Securing your property is straightforward when you partner with Monitex. Our advanced access control ensures that no one enters the building without authorization. Each visitor or delivery person is then carefully monitored throughout the premises until they leave, allowing no opportunity for harm from outsiders.

We know that internal issues can be just as difficult to deal with. But with Monitex on your team, you can relax.

It’s the same team watching your cameras, so access control and surveillance work together rather than as separate systems. To see how this works as a full lobby service, visit our remote doorman services page.

Protecting Residents’ Privacy

Residential surveillance has firm limits. Cameras cover common areas such as entrances, lobbies, hallways, garages and amenities, never the inside of residents’ homes. Post notices so residents and visitors know the building is monitored, and check your state’s rules before recording audio, since many states require everyone’s consent to record a conversation.

Residents tend to accept cameras more readily when management explains them first. Our guide to talking to tenants about security upgrades covers how to do that.

As the president of the South Street condo board I’m continuously impressed with the comprehensive support which is available day and night, as well as Sam’s personal touch and care. Thank you.

Incredible service. My building uses Monitex’s virtual doorman and I have had a couple of issues with missing packages. In two instances in the past week, two different delivery services claimed to have delivered a package. In both cases, the Monitex security team was able to review access logs and security footage for the respective dates and times, which showed that neither of the packages had been delivered. #1 in security, service, and prices.

Monitex Security is simply awesome at keeping your place safe and your packages out of the wrong hands! We recently installed their security system, and it's been a game-changer. They've got all the cool tech and a super sharp team to make sure your building is like a fortress. You can finally relax knowing they've got your back. What's even cooler is how they tackle package theft. They're like package bodyguards! Thieves don't stand a chance with Monitex Security on the watch. And if someone does try to snatch your stuff, these guys don't mess around. They'll track 'em down and get your packages back. In a world where package theft is way too common, Monitex Security is the hero we need. They've got my trust and a big thumbs up for their top-notch service.

Residential Building Video Surveillance FAQs

Can Monitex use our building's existing cameras?

Usually. Most residential camera systems can feed our monitoring center once they’re linked, and loudspeakers go in where operators need a voice. A dark garage or a lobby camera pointed the wrong way is the kind of gap we flag during setup.

No. Residents keep using the building as normal. Operators step in only when something looks wrong, and management is kept informed.

That’s a common setup: one monitoring team watching several properties

It can cover many of the same tasks, including access control, visitor logs and package handling, and it covers the hours a front desk is closed. Some buildings use it alongside their staff instead.
